Building permits and inspections help ensure construction in the City of Trail is safe, meets the BC Building Code, and complies with municipal bylaws.

Our Building Department supports homeowners, builders, and developers through the permitting and inspection process.

The City of Trail will begin providing in-house building permit and inspection services starting November 1. This new online system will replace previous services provided through the Regional District.

  1. Confirm Requirements
    • Request property information or meet with staff
  2. Submit Application
    • Provide drawings, plans, and required documents
  3. Application Review
    • Staff review for compliance with bylaws and BC Building Code
  4. Permit Issuance
    • Permit is issued once requirements are met
  5. Construction & Inspections
    • Work proceeds with required inspections at key stages
  6. Final Inspection / Occupancy
    • Final approval confirms compliance
  7. Inspections

Inspections are required at specific stages of construction to ensure work meets approved plans and regulations.

Common inspection stages include:

  • Footings and foundation
  • Framing
  • Plumbing and mechanical
  • Insulation and vapour barrier
  • Final inspection / occupancy

To request an inspection:

  • Contact the Building Department at Building@trail.ca
    • *Add in future option for building inspectors contact and online form.
  • Provide:
    • Permit number
    • Site address
    • Type of inspection
    • Preferred date
  • Request inspections at least 48 hours in advance
  • Work must be complete and ready
  • Site must be safe and accessible
  • Approved plans must be on site
  • Should a Inspection fail, separate fees are required for a re-inspection
